Luxury Vinyl Tile (LVT) Flooring

Overview

What luxury vinyl tile is

Luxury vinyl tile is a modular resilient covering supplied as tiles or planks. A printed decorative film sits within a body of polyvinyl chloride and filler, protected by a clear wear layer and often given a surface texture. Because the print is carried in a polymer body rather than on a wood-based board, the way the covering responds to water at its edges is entirely different from a laminate, which is the pairing it is most often confused with.

Constructions vary widely within the category. Flexible tiles are normally bonded to the base with adhesive. Rigid-core products place the same printed and wear layers over a stiffer composite core and are usually clicked together and floated, sometimes with an underlay already attached. Loose-lay formats rely on a heavy backing and a tackifier rather than a full adhesive bed. These are not interchangeable, and the base determines which of them is realistic.

The difference from sheet vinyl is geometry rather than chemistry. A modular floor has a joint around every unit, which allows plank and tile patterns, mixed formats and inlaid borders, but also gives water many more edges to find. A thin, flexible resilient covering also follows the base closely, so ridges, screw heads, board joints and debris left under the adhesive will telegraph through to the finished surface.

Substrate dependency
A thin resilient covering conforms closely to the base. Trowel ridges, fastener heads, board joints and grit left under the adhesive telegraph through the surface, so smoothing the substrate is not optional preparation.
Moisture behaviour
The polymer body responds to water differently from a wood-based core, but the adhesive and the base do not. Residual moisture in a slab or screed is the usual cause of bond failure, so the base has to be assessed.
Installation dependency
Bonded, loose-lay and click-together formats are laid by different methods with different tolerances. Adhesive choice depends on the backing, the substrate and the conditions, and is settled with the supplier.
Surface wear
The clear wear layer takes the traffic and cannot be sanded. Surface finishes and any factory-applied coating change how the floor is cleaned and whether it can be refreshed at all.
Appearance
Modularity allows plank and tile layouts, borders and mixed formats, but every unit adds a joint. Whether joints read as a deliberate pattern or as clutter depends on the layout being set out rather than started at a wall.
Repairability
A damaged unit in a bonded floor can usually be lifted and replaced, which is the practical advantage over a sheet. Colour matching to a floor that has aged and been cleaned is the limiting factor.
Thermal behaviour
Vinyl responds to temperature, and floors in strong sunlight or over heated build-ups can behave differently at joints. Any heated arrangement must be confirmed against the product's own documentation.

Exposure and environmental conditions

  • What is the moisture state of the substrate, and how will it be tested before adhesive is applied?
  • Does the floor take strong direct sunlight through glazing at any time of day or year?
  • Will the room be heated intermittently, so the covering sees repeated temperature cycles?
  • Are rubber-backed mats or castors intended for use on the floor, and has staining been discussed?
  • What water exposure is realistic in this room, and what happens at the perimeter and at the joints?

Assembly

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • A smoothing or levelling layer is generally part of the work rather than a contingency, because the covering is thin.
  • Existing timber decks usually need an overlay board, since the joints and fixings beneath will otherwise show through.
  • Where a moisture control layer or surface damp-suppressant is used, it is chosen with the adhesive rather than separately.
  • Old adhesive residues and previous coverings affect what the new adhesive will grip and need to be dealt with first.
  • For floating rigid-core formats, base flatness still matters because the joints work at every high spot.

Appearance

Appearance and finish considerations

  • Setting out from the centre of the room rather than from a wall keeps cut units away from the most visible edges.
  • Surface embossing may or may not register with the printed pattern, and boards where it does look more convincing.
  • Repeat length of the printed decor determines how often the same unit appears in an open floor.
  • Bevelled edges create visible joint lines that emphasise the plank format, which may or may not be the intention.
  • Cleaning and traffic change sheen over time, unevenly, along the routes people actually walk.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • How does the wear layer suit the traffic, and what happens as it thins along the main routes?
  • Will heavy point loads from appliances or furniture indent the covering, and can that be designed around?
  • How is the adhesive bond expected to behave over the life of the floor given the base beneath it?
  • What happens at joints in areas that are regularly wet-cleaned or subject to spills?
  • Durability depends on covering, adhesive and substrate as a system, and cannot be read off the covering alone.

Upkeep

Maintenance and repair considerations

  • What cleaning regime does the manufacturer describe, and does it involve any applied maintenance coating?
  • Which cleaning products are ruled out, and does that include anything the household already uses?
  • Are spare units from the same batch being kept for replacement, given that decors change?
  • How would a lifted or damaged unit be replaced without disturbing the ones around it?
  • Is there any guidance on protecting the covering from rubber-backed mats and castors?

  • The format determines the method, so the format has to be settled once the base has been assessed.
  • Adhesive selection and open time depend on the substrate, the backing and the site conditions.
  • Site temperature and the conditioning of the material before laying affect how joints sit afterwards.
  • The setting-out grid governs where cuts fall and should be agreed before the first unit is bonded.
  • Sequencing with fitted furniture matters, because a covering laid under units cannot be lifted later.

Commonly overlooked points

  • Most complaints about vinyl planks are complaints about the substrate arriving through them.
  • Old adhesive residue and previous coverings are routinely underestimated as a preparation item.
  • Rubber-backed mats and some castor materials can mark polymer coverings, which surprises owners later.
  • Setting out is skipped more often than it should be, leaving slivers of cut plank against the most visible wall.
  • A modular floor has many more edges than a sheet, which is a design gain and a water-management consideration at once.
