Overview

What clay roof tiles is

Clay roof tiles are formed from prepared clay that is extruded or pressed to shape, dried, and then fired in a kiln. Firing fuses the clay body, so the colour of a clay tile comes from the clay itself and from the conditions in the kiln rather than from a pigment stirred into a wet mix. Some tiles also carry an applied engobe or a glaze that changes the surface without being a paint film sitting on top of it.

They come in two broad families. Plain tiles are small and flat, and are laid so that each course overlaps the two courses below it, which is why a plain tiled roof reads as a fine, close texture. Interlocking and profiled tiles, including pantile shapes, use a shaped side channel so that each unit locks to its neighbour and fewer units cover the same area. Matching fittings exist for ridges, hips, verges, valleys and eaves.

The distinction from a concrete tile matters more than the shared appearance suggests. Concrete tiles are cast and cured rather than fired, and tend to be heavier than clay tiles of comparable format, which is why changing from one covering to another on an existing roof is a question for a structural engineer. Clay tends to age by acquiring patina and lichen, whereas a pigmented concrete surface tends to soften in tone as it weathers.

Weathering and exposure
Fired clay weathers by acquiring a surface patina, and in damp or shaded settings by supporting moss and lichen. How a particular tile behaves in frost depends on the clay body and the firing, and belongs to the manufacturer's technical documentation for that specific product.
Appearance
Handmade and machine-made tiles read differently. Handmade units vary in camber and edge, giving a lively surface that changes with the light, while machine-made units lie more evenly. Colour across a batch is a range of related tones rather than one flat shade.
Moisture behaviour
A clay tiled roof sheds water down the slope in overlapping courses; it is not a sealed layer. The underlay beneath, the ventilation path and the junction details carry away incidental water and water vapour, and the covering on its own does not make a roof watertight.
Maintenance
Attention usually falls on slipped or cracked units, blocked valleys, vegetation growth on damp planes, and the condition of mortar bedding at ridge and verge where a bedded detail has been used rather than a dry-fixed one.
Repairability
Individual tiles can generally be replaced without disturbing a wide area of the roof, though matching a weathered tile with a new one is rarely exact, and taking salvage from a discreet elevation is long-established practice.
Substrate dependency
Tiles are hung on battens laid over an underlay that is carried on the rafters, so the condition of the timber, the choice of underlay and the arrangement of the battens are as much part of the decision as the tile itself.

Manufacturer literature for the specific tile covers the pitch range it suits, the fittings available, the fixing requirements and the tolerances, and a qualified professional reads that against the actual roof rather than a general case.

  • How exposed is this roof to driving rain, and has the exposure of the site been taken into account in both the covering and its detailing?
  • Is the site coastal or subject to salt-laden air, and does the manufacturer's documentation address that condition for this tile?
  • How much of the roof sits in shade beneath trees, where moss and debris are likely to build up in the valleys and gutters?
  • What is the local freeze and thaw pattern, and what does the manufacturer say about the body of this particular tile in that context?
  • Do the main roof planes face the prevailing weather, and has that been discussed alongside the underlay and the ventilation arrangement?

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The rafters, battens and any sarking board beneath the tiles are part of the covering decision rather than a separate matter settled later.
  • An underlay sits between the tiles and the structure as a secondary layer, and its type interacts with how the roof space is ventilated.
  • Junctions at eaves, verge, ridge, hip, valley and abutment usually involve other materials such as flashings, dry-fix components or bedding mortar.
  • Penetrations for flues, soil vents and rooflights interrupt the coursing and need purpose-made components or carefully worked details.

  • Cutting tiles at hips and valleys produces many small pieces that need to be secured properly rather than simply bedded in mortar.
  • Future upkeep of valleys and gutters is far easier to plan while the roof is still being designed than after it is finished.
