Building Lime

Explains what is actually in a bag or tub labelled lime, and why the set mechanism — not the label on the bag — is the choice being made when lime is specified.

Overview

What building lime is

Building lime is a binder produced by burning limestone or chalk to drive off carbon dioxide, giving quicklime, which is then slaked with water. It is not a finished material. It is the ingredient that mortars, renders, plasters and washes are made from, in the same way that cement is the binder behind a cement render or a screed rather than the render or the screed itself.

The single most useful thing to know about it is that the word covers several materials with different chemistry. Air lime, sometimes sold as lime putty or as a bagged hydrate, sets by taking carbon dioxide back out of the air — a slow process that works inward from the exposed face and needs air and moisture present to continue at all. Natural hydraulic lime contains clay minerals from the parent stone, so part of its set comes from reaction with water and happens whether or not air can reach it, with the remainder carbonating afterwards over a much longer period. Hydrated lime is also widely bought simply as an addition to a cement mortar, where it is there to make the mix more workable and more forgiving rather than to act as the binder.

Because the mechanisms differ, so does almost everything downstream: how long work has to be protected, what weather it can be done in, when it can be built on, how the finished joint or coat behaves when it gets wet, and whether it can be persuaded to take up fine movement instead of cracking. Lime work is also usually described as sacrificial — the intention being that the lime weathers and is renewed rather than the masonry around it taking the damage. Whether that intention is achieved on a particular wall depends on the background, the exposure and the workmanship, and is a matter for the people specifying and carrying out the work.

Lime is caustic while it is fresh, and quicklime reacts vigorously with water. Handling, slaking and protective measures belong to the contractor and to the supplier's own information rather than to this reference.

Moisture behaviour
Lime materials are commonly chosen because they let moisture move through and out of a wall rather than trapping it behind a dense layer. How much that matters depends on the whole wall build-up, and it is undone if a less permeable coating or paint is later applied over the top.
Installation dependency
The set is slow and weather-sensitive. Work commonly needs protecting from sun, wind, rain and frost while it cures, and coats are built up over a period rather than finished in one visit. The programme is part of the material choice, not a separate scheduling question.
Substrate dependency
What the lime is applied to or bedded against governs suction, key and how the set develops. A dense, non-absorbent or previously cement-coated background behaves quite differently from soft brick or rubble stone, and the assessment belongs to the person specifying the mix.
Weathering and exposure
Lime surfaces change appearance as they carbonate and as they are washed by rain, and they are generally intended to weather. Whether the weathering is behaving as designed or signalling a problem is a judgement for someone who can look at the wall.
Repairability
Lime work is usually repairable in a way that a hard cement joint is not: material can be cut out and replaced without damaging the units. That is part of the argument for it, and it depends on the repair being carried out in a compatible material.
Appearance
Colour comes from the lime itself and from the sand, so mixes vary between batches and between sands. Matching existing lime work is a sampling exercise carried out on the wall rather than something chosen from a chart.
Documentation
Bags are labelled by lime family, and suppliers hold technical information describing what is in them and how the material is intended to be used. Keeping that information with the project record makes a later repair a shorter conversation.
Maintenance
Lime-based surfaces are commonly maintained by renewing the outer layer rather than by sealing or coating over it, and the renewal interval depends on exposure rather than on any general rule.

  • How exposed is this elevation to driving rain, and has the lime family been discussed for that exposure?
  • Is frost possible during the work or in the period afterwards while the material is still curing?
  • Will the work be in direct sun or drying wind, and what protection is planned?
  • Does ground moisture or splash-back reach the base of the wall where lime is being used?
  • Is anything less permeable already applied nearby that would change how moisture leaves the wall?
  • Is the building in a coastal or salt-laden environment, and has that been raised with the specifier?

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The absorbency and condition of the background govern suction and key, and are assessed before the mix is chosen.
  • Existing cement-based mortar, render or paint on the wall changes what can be applied over it.
  • Sand type, grading and cleanliness are part of the mix and influence colour, workability and shrinkage.
  • Where a wall relies on moisture leaving through the joints, later coatings and sealers affect the whole assembly.
  • Reinforcing meshes, laths and bell-cast details at coat terminations are set out before the coats go on.
  • Rainwater goods, copings and cills above the work determine how much water reaches the lime surface in service.

Appearance

Appearance and finish considerations

  • Colour depends mainly on the sand, so a change of sand part way through a job commonly shows on the wall.
  • Freshly carbonating lime lightens over time, and a sample judged on the day it is made looks different later.
  • Joint profile, coat texture and the degree of surface working are decided on site and strongly affect the finished look.
  • Limewash and lime coatings build character through successive thin coats rather than through one covering layer.
  • Patch repairs rarely disappear, and a sample panel on the actual wall is the usual way of agreeing a match.
  • Areas that dry at different rates can finish with visible variation even from a single mix.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • Which lime family has been chosen here, and what was the reasoning behind it?
  • How will the work be protected while it is curing, and for how long?
  • Is the lime intended to be sacrificial, and if so, what is the plan for renewing it?
  • How does the exposure of this elevation compare with others where the same mix is being used?
  • What would early signs of a problem look like on this material as opposed to a cement one?
  • Has anyone assessed whether an existing coating on the wall will restrict the new work?

Upkeep

Maintenance and repair considerations

  • How is this surface expected to be cleaned, and are there cleaning methods the specifier advises against?
  • If the coating or joint is renewed, what material would be used and who decides that?
  • Can a localised repair be carried out, and what would it look like alongside the existing work?
  • Is there a record of the mix, the sand and the lime family for whoever does the next repair?
  • What changes in appearance are normal weathering, and what should prompt someone to look closer?

Installation

Installation dependencies

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • Weather on the day and in the following period governs whether work can proceed at all.
  • Protection — sheeting, dampening, shading — is part of the work rather than an optional extra.
  • Coats are applied in sequence with waiting time between them, which shapes the programme.
  • Mixing, knocking up and the handling of the material are skills specific to lime rather than transferable from cement work.
  • Scaffold has to remain available long enough for protection and for the later coats.
  • Caustic material handling and the reaction of quicklime with water are contractor safety matters outside this reference.

Ask for these in writing, for the specific product being proposed, and keep them with the project record.

  • The supplier's technical information for the specific lime, including which family it belongs to.

Blind spots

Commonly overlooked points

  • Lime is not one material, and specifying "lime mortar" without saying which lime leaves the most important decision unmade.
  • The sand usually has more influence on the finished colour than the lime does.
  • A modern impermeable paint applied over lime work can undo the reason lime was chosen in the first place.
  • Protection time and waiting between coats are part of the programme and are frequently underestimated.
  • Hydrated lime added to a cement mortar is doing a different job from a lime that is acting as the binder.
  • Lime is caustic while fresh, which makes handling a real site consideration rather than a formality.
