Masonry Mortar (Bedding Mortar)

Explains why a masonry wall behaves as units plus mortar, why a mortar harder than the units pushes damage into the units, and what to ask when working with older, softer brickwork.

Overview

What masonry mortar is

Masonry mortar is a mixture of a binder, sand and water, sometimes with additives, spread as a bed and pushed into the vertical joints so that individual units become a wall. Binders vary: cement, lime, and blends of the two behave quite differently, and the choice of binder is the choice that shapes everything else about the joint.

A masonry wall behaves as units plus mortar, not as units alone. The mortar takes up the small differences between units, spreads load, holds the wall together and, crucially, is meant to be the part that gives. Where mortar is harder than the units around it, movement and salt action are pushed into the units instead, and the brick or stone faces spall while the joints stay intact.

That is why compatibility matters so much on older buildings. Soft handmade brick and many building stones were bedded in lime mortar, which is weaker, more permeable and better able to accommodate small movements. Repointing such a wall in a hard cement-rich mix traps moisture behind the joints and concentrates damage in the historic fabric. Mortar colour, meanwhile, comes mainly from the sand, so matching a repair means matching the sand as much as the binder.

Moisture behaviour
Mortar joints are usually the most permeable path through a masonry wall, and how readily they let moisture move and evaporate is part of what keeps the units themselves from staying saturated.
Weathering and exposure
Joints weather back over time. Some erosion is normal, and even intended, in a wall designed to be sacrificial at the joint; erosion that begins to expose the units is the point at which attention is needed.
Appearance
Colour comes mainly from the sand, with the binder and any pigment modifying it. Joint profile changes the shadow across an elevation and is chosen deliberately while the mortar is still workable.
Repairability
Mortar is designed to be the renewable part of a wall. Repointing is normal maintenance; the difficulty lies in matching the original in colour, texture and behaviour rather than in the work itself.
Installation dependency
Mixing consistency, batching and the weather during laying all affect the finished joint. Changes of sand or of mixing practice show as bands of different colour across a wall.
Substrate dependency
The mortar has to suit the suction of the units. A very absorbent unit draws water from the mix quickly, while a dense low-absorption unit does the opposite, and both change how the joint sets.
Maintenance
Failed or eroded pointing is one of the commonest reasons water gets into masonry, and dealing with it early is far less disruptive than dealing with what tends to follow.
Documentation
The mix used should be recorded, including the sand source, because a repair made years later can only be matched if someone knows what went into the original.

  • How exposed is this wall, and does the joint need to shed water rather than hold it?
  • Is the work being carried out in cold or freezing conditions, and how will new work be protected?
  • Is the wall below the damp-proof course, in ground contact, or subject to salts from the soil?
  • Does the existing wall show signs of trapped moisture, staining or salt crystallisation?
  • Will the masonry be wetted from both faces, as it is in a freestanding or parapet wall?

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The units govern the mortar, not the other way round, so the mix follows from what is being laid.
  • On existing walls the original mortar is the reference, and its binder and sand should be understood before a repair mix is chosen.
  • Damp-proof courses, cavity trays and flashings interrupt the mortar bed, and their detailing sits outside the mix itself.
  • Movement joints are formed as deliberate breaks and are not simply mortar joints that have been made wider.
  • Where a system supplies its own mortar, that mortar is part of the system and substitutions change how it works.

Appearance

Appearance and finish considerations

  • Joint colour affects the read of an elevation as much as unit colour does, and light mortar with dark units is a very different wall from the reverse.
  • Joint profiles cast different shadows, and the choice is made while the mortar is still workable.
  • Sample panels should include the mortar and not just the units, because the two are judged together.
  • Pigmented mortars can weather differently from the units they sit between, which shows over time.
  • Smearing and staining on unit faces during laying is difficult to remove without damaging the face.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • Is the mortar softer than the units, so that the joint takes the movement rather than the brick or stone?
  • How is new work being protected from rain, frost and rapid drying while it gains strength?
  • Where the wall is being repointed, has the old joint been prepared without damaging the arrises of the units?
  • Are there positions in the wall where a different mix is needed, and has that been identified?
  • Is there any sign that a previous repair used a mix that does not suit the wall?

Upkeep

Maintenance and repair considerations

  • How eroded do the joints have to become before repointing is considered worth doing?
  • Who will record the mix used, so that a future repair can be matched to it?
  • Has the sand source been noted, since colour matching usually depends on it more than on the binder?
  • Is repointing being treated as maintenance, or only as a response to a problem that has appeared?
  • How will old, unsuitable pointing be removed without harming the units around it?

Installation

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • Mortar is mixed to a consistent recipe throughout a job, because variation shows up on the finished wall.
  • Weather conditions during laying affect how the mortar sets and whether it develops strength properly.
  • Working time, how long a mix stands before use, and whether it is reworked all affect the finished joint.
  • Full bed joints and properly filled perpends are what stop water finding an easy route through the wall.
  • The joint is struck at the right moment, which means the finish is decided by the bricklayer during laying.

Ask for these in writing, for the specific product being proposed, and keep them with the project record.

  • A written record of the mortar specification for each part of the work, including any change below the damp-proof course.
  • The sand source and type, kept with the project papers for future colour matching.
  • Where a factory-produced mortar is used, the supplier's data for the exact product supplied.
  • Photographs of any agreed sample panel showing the mortar as laid and as struck.
  • For repairs to older walls, any assessment of the existing mortar that informed the new mix.

Blind spots

Commonly overlooked points

  • The joints are a large proportion of a masonry wall's surface, so their behaviour is not a detail.
  • A wall that looks sound with crisp joints can be quietly shedding the faces of its bricks.
  • Sand from a different pit changes mortar colour noticeably even when the recipe is unchanged.
  • Repointing carried out with a grinder can cut the edges of the units and leave damage that cannot be undone.
  • One mix used across a whole job ignores the different duties of different parts of the wall.
