Overview
What green roof system is
A green roof is not a covering in its own right. It is a build-up of layers placed over a roof whose waterproofing has already been completed, usually comprising a root-resistant layer or barrier, a protection layer, a drainage and water-retention layer, a filter layer, a growing medium and the planting itself.
Two broad kinds are distinguished. Extensive build-ups use a shallow growing medium and low, drought-tolerant planting such as sedum, delivered as mats, plugs or seed, and are meant to be looked at rather than walked through. Intensive build-ups carry deeper growing medium and a wider range of planting, up to shrubs and small trees, and behave far more like a garden, with everything that implies for access, irrigation and upkeep.
The growing medium is an engineered mineral-based mixture rather than garden topsoil, chosen for its structure and its drainage as much as for what will grow in it. Because everything sits above the waterproofing, that layer has to be right before the build-up goes on, since it cannot be looked at afterwards without lifting what covers it. Outlets, inspection points and vegetation-free margins at perimeters and around penetrations are part of the design for exactly that reason.

- Substrate dependency
- Everything rests on the waterproofing beneath and on the structure below that. The build-up cannot improve either of them, and the layers that matter most are the ones that will be least accessible once the planting is established.
- Moisture behaviour
- The build-up holds water by design, which is part of why owners consider one, and that means the layer beneath stays wet for long periods. Root resistance, protection from damage and free drainage to the outlets are all part of the same arrangement.
- Maintenance
- Planting needs attention, particularly while it establishes and through dry spells, and weeding, feeding and replanting bare patches are ordinary parts of owning one. A build-up left entirely alone rarely looks the way it did when it was laid.
- Repairability
- Finding and repairing a fault in the layer beneath means removing part of the build-up above it, which is why the quality and the checking of that layer before it is covered matter more here than on an exposed roof.
- Appearance
- A planted roof changes through the seasons and does not stay as it looked on the day it was finished. Sedum colours shift markedly through the year, and bare patches appear where conditions are drier or more exposed.

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.
- The waterproofing beneath is the part that has to be right, and it is checked before the build-up goes over it.
- A root-resistant layer or barrier forms part of the arrangement wherever the layer beneath is not itself root resistant.
- Drainage and retention layers sit between the growing medium and the protection layer and lead water to the outlets.
- Outlets and inspection points are kept reachable with vegetation-free margins rather than being planted over.
- The structure carrying all of this is a matter for a structural engineer, since a saturated build-up loads the roof.

- The surface is never quite the same twice, shifting with the seasons and with whatever establishes, which is the point rather than a shortcoming.
