Liquid Applied Roof Coating (Seamless Cured Film)

Overview
What liquid applied roof coating is
A liquid applied system is brushed, rolled or sprayed onto the roof as a wet material that then cures into a continuous film. The chemistries differ widely, from polyurethanes and polyester resins to acrylics and polymer-modified bitumen emulsions, and each has its own cure behaviour, odour, tolerance of damp surfaces and window for applying the coat that follows.
Most systems are reinforced, with a fleece or matting embedded into the wet material either across the whole area or at least at junctions, upstands and changes of plane. Because the film is formed in place there are no laps or welds anywhere in it, which is why the approach is so often used on roofs full of upstands, kerbs, pipes and awkward corners where a sheet would need many cut and jointed pieces.
The trade-off is that everything rests on what the film is applied to and on how evenly it is built up. The surface has to be sound, clean and within the condition the system allows, thin areas at arrises and upstands are a recurring weakness, and the weather during application and cure is part of the specification rather than a detail. Some products are supplied as two components combined on site and have a limited working time once they are.

- Installation dependency
- The film is made on the roof, so the outcome rests on preparation, on the number of coats and on how evenly each one is spread. Thin areas at arrises, upstands and corners are the usual weakness, and they are not obvious once the surface has cured.
- Substrate dependency
- Adhesion is everything. What a system may be applied to, how the surface has to be prepared and whether a primer is needed all vary by product, and adhesion testing on the actual roof is common before a refurbishment coating is agreed.
- Moisture behaviour
- A cured film has no joints, which removes one family of problems and concentrates attention on adhesion and on film continuity instead. Whether the completed roof stays dry still depends on the assembly beneath and on how water leaves the roof.
- Repairability
- Local repair usually means cleaning back, abrading and recoating, so repairs merge into the surface rather than showing as a patch edge. Recoating an aged surface depends on the original product being known and on the new one being compatible.
- Weathering and exposure
- Sunlight, standing water and pooled debris all bear on how a coating ages, and the chemistries differ markedly from one another in this respect. What a particular product tolerates belongs in its own technical documentation.
- Maintenance
- Systems meant to be recoated later are a different proposition from those that are not, and knowing which was used is what makes future maintenance straightforward. Outlets and debris still need attention as on any flat roof.
- Appearance
- The finish reads as a continuous colour across the roof and up its upstands, which can look considerably tidier than a sheet with visible laps. Colour ranges vary, and surfaces meant for foot traffic often carry an aggregate finish.
- Documentation
- The manufacturer's documentation covers the substrates the system accepts, the preparation required, the reinforcement arrangement, the conditions for application and cure, and whether the product is a maintenance coating or a complete system.

- What is the existing surface made of, and is its composition actually known rather than assumed?
- What weather is likely during application and during the cure period at the time of year proposed?
- Does water stand anywhere on this roof, and has that been examined before a coating is considered?
- Is the building occupied, and does the odour of the product during application matter to those inside?
- How much sunlight reaches the different parts of this roof through the course of a day?
Assembly
Substrate and system dependencies
What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.
- The system is only as good as what it is bonded to, so the existing surface governs whether it can be used at all.
- Primers vary by substrate, and the same product may need different preparation on concrete, on metal and on an old covering.
- Reinforcement, whether across the whole area or at junctions only, is part of the specification rather than an option.
- Moisture already trapped in a build-up does not go away because a continuous film has been put over the top of it.
- Outlets, upstands and any penetrations are dressed as part of the same continuous film rather than as separate details.
Appearance
Appearance and finish considerations
- A liquid finish reads as a single continuous colour across the field of the roof and up its upstands.
- Brush and roller marks, and differences between coats, can show on a large surface in raking light.
- Surfaces meant to be walked on usually carry an aggregate or textured wearing finish that changes the look.

- A coating sold for surface maintenance is not the same thing as a complete liquid system, though the tins can look alike.
- Sealing a wet build-up under a continuous film keeps the moisture where it is rather than dealing with it.
- Film continuity at upstands and arrises is where the system is won or lost, and it cannot be judged once cured.
- Recoating later on depends entirely on knowing exactly what went onto the roof first.
