What flashing tape is
Self-adhesive flashing tape is a membrane strip with a pressure-sensitive adhesive on one face and a release liner over it. The carriers vary a great deal: polyethylene and polypropylene films, spun-bonded fabrics and foil facings all appear, and the adhesive may be butyl, bituminous or acrylic. Carrier and adhesive together decide how far the strip stretches around a corner, how it handles heat and cold, and whether it can be left uncovered at all.
Its job is managing liquid water at a discontinuity in the construction: an opening for a window or a door, a junction between two materials, or a penetration. It is asked to shed water and to direct any water that gets past an outer surface towards somewhere it can leave. That function is what separates it from air-tightness tape, which exists to keep a control layer continuous against air leakage. The two often arrive on similar rolls, and they are not interchangeable.
The honest limit is that a tape does not make an opening watertight. Whether water actually leaves an opening depends on the order in which the pieces are lapped, on whether there is a drainage path for water to reach, on the frame, the sill detail and the sealants used with them, and on compatibility between the adhesive and everything it touches, since bituminous adhesives and certain plastics and sealants are a well-known compatibility question. - The tape manages liquid water at a junction. Whether an opening stays dry is a property of the whole detail, including where water can drain to, and no tape can be described as keeping water out on its own.
- Weathering and exposure
- Adhesives and carriers age in sunlight. Products state how long they may be left uncovered, and a tape that has stood through a long programme of delays is no longer the product that was assessed.
- Installation dependency
- Corners, ends and changes of direction are where continuity is won or lost, and they call for the purpose-made pieces or the cutting and folding pattern the manufacturer sets out rather than improvisation.
- Repairability
- Once the frame and the outer finish are in place the tape is buried, so a defect is discovered as a leak somewhere else and is put right by opening the construction up rather than by patching from outside.
- Documentation
- The product sheet, the assessed substrate list, the stated exposure period and the system detail drawings are what make an installation checkable. Without the detail drawings there is nothing to check the work against.

- Openings often stand exposed far longer than the programme assumed, which is not what the product was assessed for.
