Overview

What wet area tanking is

Wet area tanking is a thin bonded waterproofing layer used in showers, wet rooms and other splash-exposed interiors. It comes either as a liquid applied coating, brushed or rolled in successive coats, or as a flexible sheet bedded in adhesive. It is always sold with a family of reinforcing tapes, corner pieces, pipe collars and drain flanges, and those components do most of the difficult work.

It should not be confused with a cementitious tanking slurry. Slurries are formulated for below-ground conditions, and whether a particular one is documented as a base for tiling is a question for its own literature rather than an assumption either way, since the flexible grades and the rigid ones differ on exactly that point. Wet area tanking is formulated the other way round, to stay flexible over the small movement a tiled interior makes and to be documented together with the tile adhesive as a pair. Substituting one for the other is a common and consequential mistake.

The membrane is only ever part of a wet-area strategy. Falls, drainage, the substrate, movement, the treatment of every junction and penetration, and the way the room is ventilated all bear on the result. Whether any of it suits a particular room is a matter for a qualified professional rather than for a product description.

Moisture behaviour
The membrane's role is to contain water within a defined area and hand it to drainage, so it is judged by continuity at corners, junctions, drains and penetrations rather than by the open field of coating or sheet.
Substrate dependency
Bonded layers inherit the behaviour of whatever they are bonded to. Board type, fixing, stiffness and preparation therefore matter as much as the membrane, and are settled before the membrane is chosen.
Installation dependency
Coat build, reinforcement at corners and the order in which detailing components go on decide the result, which is why the manufacturer's instructions carry more weight here than general tiling practice.
Documentation
Request the membrane's own documentation, the range of adhesives and grouts it is documented with, and the detailing components for drains and pipes, since compatibility is documented rather than assumed.
Repairability
Once tiled over, the membrane cannot be inspected or mended without removing the finish, so what is described as a repair is in practice a tiling removal exercise with all that follows from it.
Maintenance
Day to day upkeep concerns the visible tiling, grout and flexible joints, and their condition is the only part of the arrangement an occupant can actually observe or act on.
Appearance
The membrane is concealed, though the detailing influences the finished look wherever drains, upstands, recesses and junction trims have to be set out with the tiling.

  • How much water will actually reach these surfaces, and is this a splash zone or a room used as a wet room?
  • How is the room ventilated, since humidity that never leaves the room is a separate problem from water on surfaces?

  • Will the room be used by people who may direct water at surfaces nobody originally treated as wet, such as during assisted bathing?
  • Is there occupied space or a sensitive construction adjoining the room that raises the consequences of a fault?

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The board or base the membrane bonds to has to be chosen and fixed for the purpose, not selected after the membrane.
  • Falls and drainage are designed first, because the membrane cannot correct anywhere that water is left to collect.
  • Junctions between wall and floor, and around any recess or seat, are movement-prone and need the system's own detailing components.
  • Pipework, valve bodies and drains crossing the area are individual details rather than incidental interruptions.
  • The tile adhesive, grout and flexible sealants have to belong to a documented compatible set.

Appearance and finish considerations

  • Nothing of the membrane is meant to be visible, so appearance questions concern the tiling and the trims that meet it.
  • Drain type and position influence the tile setting out, and agreeing both together avoids awkward cuts around the outlet.
  • Where the membrane is carried into a recess or over a formed seat, the tiling detail there deserves early attention.
  • Flexible joint lines form part of the finished appearance, and their positions follow the movement design rather than the tile pattern.

  • What movement does the designer expect in this construction, and how does the chosen system accommodate it?
  • How will the tiled surface and its flexible joints be inspected over time, and by whom?
  • What does the manufacturer say about behaviour in continuously wet or steam conditions?
  • If the room's use changes later, does the original approach still hold good?

Upkeep

  • Which joints in the finished room are expected to be renewed periodically, and who explains that to the occupant?
  • What signs would suggest water is escaping the treated area rather than draining from it?
  • If a repair is needed, how much tiling has to come off before the membrane can be reached?
  • Is a record kept of which products were used, so that later work can match them?

Installation

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • Installation follows the manufacturer's own instructions for coats, reinforcement and detailing rather than general tiling habit.
  • Site conditions during application affect the result, and the manufacturer sets the limits the installer works within.
  • Tiling cannot begin until the membrane is complete and, where required, checked by whoever is responsible for it.
  • Drains, valves and fixings crossing the area have to be in place and fixed before the membrane is formed around them.

Commonly overlooked points

  • The tiling is not the waterproofing, and tiled surfaces pass water through their joints as a matter of course.
  • Corners, thresholds and pipe penetrations are where most difficulties arise, not the open areas that get most attention.
  • Fixing anything into a completed wet area later, whether a rail, a screen or a shelf, passes through the membrane.
  • Ventilation is often treated as unrelated, when persistent humidity affects the finished room as much as splashing does.
  • Product families get mixed on site, which quietly removes the compatibility the documentation described.
