1.What the flight takes from one floor and gives to another
A stair is two things at once: an object standing in the lower room and a hole in the floor above. Owners usually consider one and not the other.
Mark the intended footprint of the flight on the existing floor with tape and live around it for a while before agreeing the position.
A stair on a plan reads as a shape; a stair marked on the floor reads as lost space, and that difference changes minds while changes are still easy.
Note exactly what you would be looking at when you arrive at the top, and what furniture the arrival point removes from the upper floor.
The landing zone at the head of a flight is real floor area on the upper storey, and it is frequently drawn as if it were free.
Record what is intended to happen under the flight: a cupboard, a downstairs cloakroom, open space, or storage you would actually use.
The space beneath a stair is either designed in early or left as an awkward void, and the decision affects the surrounding walls.
Note whether the drawing shows a straight flight, winder treads or a landing, and write down which arrangement you assumed when you looked at it.
These arrangements feel very different to walk and to carry things on, and owners often do not notice which one a plan is showing.
Note every door that opens near the bottom step or the top landing, and which way each of those doors is drawn to swing.
Doors close to a flight are a recurring source of late redesign, and they are visible on the plan long before anything is built.
What is acceptable at the head or foot of a flight is determined by a qualified professional and local requirements, not by what looks workable on a plan.
Walk the route from the front door to the bottom step in the proposed arrangement and note where it crosses the way you would use the room.
A stair positioned without regard to circulation quietly divides the room below into pieces that are hard to furnish.
2.Reading the stair you already have
If there is an existing flight, it holds a lot of usable information. These observations take very little effort and are easy to lose once it is removed.
Photograph the existing stair from the bottom, from the top and from the side, including the newel, the handrail junctions and the underside if it is visible.
Once a flight is removed nobody can go back and look at how it was put together, and photographs regularly answer questions that come up later.
Note where the nosings and carpet are worn, since wear shows the line people actually walk rather than the line the stair was drawn to.
Wear patterns reveal how a flight is really used, which is useful evidence when a new one is being set out.
Note the point on the existing flight where you slow down or shift your grip when carrying something bulky, and describe why.
Owners can feel problems on a stair long before they can name them, and describing the moment is more useful to a designer than a general complaint.
Note which side you naturally reach for the handrail going up and going down, and whether anyone in the household always uses the same side.
Handrail position is a genuine preference with practical consequences, and it is rarely asked about unless the owner raises it.
Note how daylight reaches the existing flight and at which points of the year or the afternoon the stair becomes gloomy.
Stairs are often the darkest part of a house, and knowing where the light currently comes from shapes what a replacement should not block.
Record anything about the existing stair you would want reflected in a new one, such as a newel profile, a handrail section or the timber itself.
Salvage and matching are much easier to plan before removal than to arrange afterwards from a photograph.
3.Headroom, the floor opening and the ceiling above
Everything in this section is settled by others. Your job is to notice what is there and to make sure the questions are asked.
Note anything above the line of the flight — a sloping ceiling, a beam, a boxing, a bulkhead or a roof member — and photograph it.
Owners often see these things every day without registering that they sit directly over where a stair is being drawn.
Headroom over a flight is determined by a qualified professional against local requirements; an owner observation is a prompt to ask, never an answer.
Ask who is responsible for sizing the opening in the floor above and for the structure around it, and record the name of the role rather than a person.
The floor opening is where design, structure and stair manufacture meet, and it is worth knowing early who owns that boundary.
The structure trimming a floor opening is an engineering matter and has to be established by a suitably qualified engineer.
Note pipes, ducts, cables or a soil stack running in the ceiling near the proposed opening, and ask what moving them would involve.
Services crossing a proposed opening are a common cause of a stair moving on plan, and they are usually visible from below or in a loft.
Ask what floor build-up has been assumed at the top and bottom of the flight, and record which finishes are still undecided.
The stair is set out between two finished surfaces, so undecided finishes at either end leave the stair unresolved as well.
How the stair is set out between finished levels is settled by the designer and stair maker; record the assumptions rather than choosing them.
Ask at what stage the flight is measured from the built opening, and what work has to be complete before that measurement can be taken.
Knowing the measurement point tells you when your remaining choices stop being changeable.
Ask what happens if the opening as built turns out different from the drawing, and who is told first.
Differences between drawn and built openings are common enough that having an agreed route for the conversation saves time later.
4.Balustrade, handrail and what people hold on to
Guarding is governed by requirements you cannot resolve yourself, but the character of it and the way it is used are yours to describe.
Decide and record whether you want to see through the guarding or not, and mark the places where seeing through matters most to you.
Open and solid balustrades change how light moves through a hall, and this is a preference the design team cannot guess.
Note where a handrail would need to continue around a landing or return into a wall, and walk that route with your hand out to see where you would let go.
The junctions are where handrails become awkward, and they are far easier to resolve before the guarding is made.
Ask what guarding requirements apply to this flight and landing, and confirm locally what applies rather than copying something seen elsewhere.
Guarding is one of the areas where an assumption carried over from another house causes the most rework.
Guarding, gaps and handrail requirements are determined by qualified professionals and local requirements, and nothing here indicates what applies.
Note whether anyone in the household would benefit from a handrail on both sides, and raise it as a requirement at the outset.
Adding a second handrail after the guarding is designed usually means altering something that has just been finished.
Note where a handrail or balustrade would fix into a wall, and ask what that wall would need behind the finish to take it.
Fixings into new stud walls need backing that must be built in, so the question has to be asked before boarding.
What a wall can carry, and how a guarding fixing is made, is a matter for the contractor and engineer rather than for an owner to determine.
Write down who uses the stair every day, including children, older relatives and anyone unsteady, and hand that description to the designer as context.
Household context changes stair decisions more than style does, and it is information nobody else has.
5.Carrying, night use and the awkward moments
Most stair regret comes from ordinary daily moments rather than from appearance. These are worth writing down before the flight is fixed on paper.
Identify the largest thing that will ever have to go up or down — a mattress, a wardrobe, a sofa — and note its rough dimensions in your own record.
Getting large items upstairs is a practical constraint that rarely appears in a brief until somebody is stuck on a landing with one.
Note what goes up and down every day: laundry baskets, a pushchair, shopping, firewood, a bin, a vacuum cleaner.
Daily traffic determines how much you notice a tight winder or a narrow landing, and it varies enormously between households.
Note where you would want a light switch at the bottom and at the top, and whether you can reach either one with your hands full.
Stair lighting switched from only one end is a persistent annoyance and a simple thing to raise early.
Note whether the stair is used at night and by whom, and whether low-level or automatic lighting has been discussed anywhere.
Night use is a genuine design input, and the wiring for it has to be considered before walls are closed.
Consider whether open risers have been proposed, and note how children, pets or anyone nervous of heights would find them.
Open risers look striking on a drawing and are experienced differently by different members of a household.
Note whether anything currently lives on the existing stair or landing, since that is usually a sign of storage missing elsewhere.
Items stored on a flight indicate an unresolved storage problem that the new arrangement will inherit unless it is named.
6.Treads, the underside and the noise a stair makes
How a flight is finished changes how it sounds, how it wears and how much of it you see from the rooms around it.
Decide and record whether the treads are to be carpeted, left as timber, or a mix such as a runner, since that changes how the nosing is made.
The covering is not a decoration decision taken later; it affects how the flight itself is built and has to be known in advance.
Note which rooms sit under, beside or behind the flight, and ask what can be discussed about footfall noise reaching them.
A stair against a bedroom wall or over a study is a common arrangement, and the noise question is easier to raise early.
Sound performance is a professional matter involving construction and materials; ask the design team rather than assuming a covering will resolve it.
Decide whether the underside of the flight is to be visible in an open space or closed in, and note what would be stored or placed beneath it.
An exposed underside is a finished surface and has to be treated as one from the start rather than boxed in as an afterthought.
Note where the flight runs against a wall, and ask how the skirting is intended to follow the line of the treads.
The junction between a raking skirting and a stair is fiddly joinery, and it looks poor if it is improvised on site.
Note anything elsewhere in the house the stair should relate to, such as an existing balustrade, a door style or joinery in an adjoining room.
Stairs are usually the most visible piece of joinery in a house, and relating them to something else is a decision worth making deliberately.
Ask how the flight is protected once it is in place, given that everyone working in the building will use it before the finishes are complete.
A stair is installed early and used constantly, so protection is a practical question rather than a fussy one.
Temporary arrangements and protection on site are the contractor's responsibility; ask what is planned rather than proposing an arrangement yourself.
7.What belongs with the designer, engineer and stair maker
A stair involves several parties whose responsibilities meet at the same object. Knowing who holds what is most of the value of this conversation.
Ask who produces the stair drawing, who sets it out, and who checks it against the structure once it is built.
Setting out is where a stair either works or does not, and it is not always obvious which party is holding it.
Setting out and the requirements a flight has to satisfy are professional responsibilities; record what you are told rather than forming a view.
Ask the stair maker what information they need from you, in what form and at what stage, and write the list down.
Suppliers usually have a short list of decisions they need from the owner, and asking for it converts vague anxiety into a manageable task.
Ask whether this stair forms part of the route people would use to leave the building, and confirm locally what that means for it.
The answer affects several other decisions, and it is one an owner cannot work out from a plan.
Escape provision is determined by a qualified professional and the relevant authority, and nothing in an owner checklist establishes it.
Ask which parts of the current stair proposal are fixed and which are still provisional, and record the answer alongside your own notes.
Owners frequently treat an early drawing as settled, and the design team frequently assumes the owner knows it is not.
Ask how access between floors is arranged during the work if the existing flight is being removed, and who is responsible for that arrangement.
This affects how the rest of the work is sequenced and whether parts of the house remain usable.
Agree how a decision made in conversation about the stair reaches the drawing, and ask to see it reflected before manufacture.
Stairs are frequently discussed on site, and a decision that never reaches the drawing is the one that goes wrong.

Having these to hand usually makes the first conversation shorter and more useful.
- The sections and plans issued to you that show the proposed flight, noting the issue reference printed on each
- Photographs of the existing flight from several positions, taken before anything is removed
- Your own sketch of the footprint marked on the floor and the arrival point upstairs
- What you know about the finished floor level at each end of the flight, and which of those are settled
- A written description of who uses the stair daily and what is carried up and down
- Any earlier drawings of the property that show how the existing stair was formed
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Whether you want to see through the guarding, and where seeing through matters most
- What the space under the flight is intended to be used for
- The tread covering, since it affects how the flight itself is made
- Whether the underside of the flight will be visible or closed in
- Which arrangement you assumed when you looked at the plan: straight, winder or landing
- Which parts of the stair you consider fixed and which you are still willing to change

- Where a raking skirting meets the treads, which is fiddly and looks poor if improvised
- Rooms directly under or beside the flight that will hear footfall
- Salvaging a newel or handrail section, which has to be arranged before removal
