Overview
What board adhesive is
Drywall bonding adhesive is a gypsum-based powder mixed on site into a stiff paste and applied to a masonry wall in dabs, ribbons or bands so that plasterboard can be pressed onto it and held while it sets. It is a fixing material rather than a coating: none of it is meant to be seen, and it is not spread over the wall as a levelling layer.
The method exists because the board has to be brought to a flat, plumb plane while the masonry behind it usually is not. The depth of adhesive varies across the wall to take up that irregularity. That is also why the result is a lining with a void behind it, of a depth nobody planned precisely, rather than a board sitting tight against the masonry.
Two things get confused with this material. It is not a primer or sealer, which is a thin liquid applied to control the suction and stability of a surface before a finish goes on. And it is not plaster: it is never intended to form a face, it sets harder and coarser, and used as a coat it would give a surface no plasterer would accept. The alternative to direct bonding is a framed lining, where a metal or timber frame carries the boards and the void is a designed dimension.

- Substrate dependency
- Everything depends on the masonry face: its soundness, its dust, its old paint and its suction. The adhesive is only as good as what it is stuck to, and the state of the background is assessed before boarding rather than afterwards.
- Moisture behaviour
- Lining over a wall whose moisture condition is unknown puts a board and a void in front of a problem nobody has diagnosed. Damp is a matter for a qualified professional and comes before any decision about a lining.
- Installation dependency
- The board is set to a line and a plane and the adhesive takes up the difference, so setting out determines the finished room. Quantities, placement and mixing are matters for the manufacturer's documentation and the trade.
- Repairability
- A section of lining can be cut out and re-bonded, but the patch has to pick up the same plane as the boards around it. Getting a flush repair is harder than it looks precisely because the adhesive depth varies across the wall.
- Maintenance
- Nothing about a bonded lining is maintained in the ordinary sense, but hollow-sounding areas, movement under pressure and cracking at junctions are the signs worth reporting to someone qualified rather than filling over.
- Documentation
- Ask for the adhesive product data, a written note of how the background was prepared, and a photographic record of service runs and dab positions taken before the boards went on. None of it can be recovered later.

- Is the wall being lined an external wall, a party wall or an internal partition, and who has confirmed that?
- Has this wall ever shown staining, salting or damp, and has the cause been established by someone qualified?
- Is the masonry dry now, and what evidence is there for that beyond a look at the surface?
- Will the room be heated and ventilated normally, and does this wall run cold in winter?
- Are there any known water services or drainage runs within or against this wall?

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.
- Adhesion depends entirely on the state of the masonry face, and old paint, dust or loose material changes what is possible.
- The void behind the board is a consequence of the method, and what happens within it is an assembly matter for a professional.
- Electrical and plumbing first fix has to be resolved before boarding, because the void is not accessible afterwards.
- Skirtings, architraves and window boards all move outwards by the thickness of the lining and its adhesive.
- Where a lined wall meets a plastered or framed one, the junction is a change of construction and a likely crack line.
Appearance
Appearance and finish considerations
- The board face is the finished plane, so the flatness of the wall is set by how the boards were placed, not by the masonry.
- Hollow areas between dabs sound and feel different when knocked, which surprises owners expecting a solid wall.
- Room dimensions and reveal depths change once the wall is lined, and that is most visible at windows and doors.
- Existing mouldings and features may need to be taken off and refitted forwards to suit the new wall plane.

- What would cause the bond to fail in this particular room, and is any of that present now?

- Have any existing dot-and-dab walls in this building come loose, and does anyone know why?
Upkeep
Maintenance and repair considerations
- If part of the lining has to come off for access, how will the patch be re-bonded and made good?
- How will fixings for shelves, radiators, screens and handrails be provided in a wall with a void behind it?
- Is there a record of where the dabs fall, so that later fixings can find something solid?
- Who is responsible if a section sounds hollow or moves under pressure after handover?
- Can a later service run be added without opening up a large area of the lining?

- Fixing into a lined wall is a different problem from fixing into masonry, and it is discovered when the first shelf goes up.
- The lining changes reveal depths, so window boards, blinds and radiator positions all move with it.
- Adhesive is not a levelling coat, and using it to fill a hollow rather than to hold a board is a misuse of the material.
- A wall that sounds hollow is not necessarily failing, but nobody can tell the difference from the room side.
