1.How long the structure stands open
There is a period between a structure being erected and the building being closed to weather. It is a planning question, and it is much easier to ask about beforehand.
Ask how long the structure is expected to stand before the building is closed to weather, and write the answer down with the date you were given it.
A stated expectation is something you can return to if the programme changes, whereas a general reassurance is not.
Ask what protects the structure during that period and record the answer, including whether anything is expected to be fitted, wrapped or sheeted.
Protection is part of the plan rather than a matter of site improvisation, and asking makes it a subject that has been thought about.
Ask who is responsible for protecting the structure during that period, and write down the name rather than the trade.
Responsibility for protection sits between packages more often than owners expect, and naming a party is what makes the question answerable.
Ask what would happen if the programme slipped and the building stayed open longer than intended, and record what you are told.
Programmes slip for ordinary reasons, and the interesting question is what the plan is when they do rather than whether they will.
Ask whether there are conditions in which the structure would not be erected, and who makes that decision on the day.
Knowing that somebody has the authority to stop is more reassuring than any statement about the weather being watched.
Ask what else is exposed while the building stands open, including floor decks and any board or insulation already fixed, and note what is said about each.
Owners picture the frame and forget that everything installed before the building is closed is standing in the same weather.
2.Materials arriving and waiting to be used
A good deal of what happens to timber happens before it is part of the building. Where it sits while it waits is an ordinary question worth asking.
Ask where timber and panels will be stored on site before they are used, and note whether that area is covered and clear of standing water.
Storage is a site arrangement that gets decided by whoever has space, and asking about it early makes it a decision instead.
Ask how material arrives — wrapped, on a covered vehicle, in sequence for immediate use — and record what you are told.
Material delivered in the order it is needed spends less time waiting, and that is a scheduling decision rather than a site one.
Ask what happens if material arrives before the site is ready for it, and who decides whether to accept a delivery.
Early deliveries are common and create storage that nobody planned for, which is precisely when material sits longest.
Note what you can see of storage and covering when you visit, photographing from a safe position rather than entering the working area.
Your observations are context for a conversation, not an inspection, and they are far more useful with a date attached.
Do not enter a working site to look at materials or handle anything stored there; observe from wherever you are permitted to stand.
Record what you saw rather than what you concluded, and raise anything that concerns you as a question to the person responsible.
An owner who reports observations is listened to; an owner who reports verdicts about site practice usually is not.
3.Keeping your own record while it is open
This is the owner artefact in this checklist. Nobody else is keeping a dated record from your position, and it costs very little to keep one.
Take dated photographs of the structure from the same positions each time you visit, so that the sequence shows the same views over time.
A consistent set of views is far more readable later than a large collection of pictures taken from wherever you happened to stand.
Write down the weather on each visit and anything notable that happened between visits, such as a prolonged wet spell or a storm.
Weather is the thing everybody remembers differently afterwards, and a contemporaneous note settles it without argument.
Record what you were told about protection and programme on each visit, with the name of who said it and the date.
Attributed and dated statements are what make a later conversation straightforward rather than a matter of competing recollections.
Ask when parts of the structure will be covered up, and take photographs before that happens, particularly at junctions and connections.
Once a frame is lined it is unreadable, and the photographs taken beforehand become the only description that exists.
Keep the whole record with the documents you expect to receive at handover, rather than in a separate folder that will not be passed on.
This record's long-term value is to whoever owns the building later, which means it has to live with the other building documents.
4.Asking what is expected to move afterwards
Timber changes dimension as it dries, and a building reacts to that. Asking where it will show is the difference between expected behaviour and a complaint.
Ask what is expected to shrink, settle or open once the building is complete, and where in the building that would be visible.
A specific answer names places rather than principles, and it is the answer you can compare against what you eventually see.
Ask over what period that is expected to happen, and whether it is expected to be noticeable in the first year or over longer.
Knowing roughly when to expect something changes how it is received, and it affects when decorating is worth doing.
Ask for that explanation to be given to you in writing before completion rather than after, and keep it with the handover documents.
The same explanation given after something has appeared reads as an excuse, while given beforehand it reads as information.
Ask where this typically shows in a building of this kind, such as at junctions between different materials, and note the places named.
Being told in advance which junctions to expect something at makes the first year much less unsettling.
Ask what would not be expected, and what would be worth reporting rather than living with, recording the answer as given.
This is the other half of the same question, and without it the first answer can be used to explain anything at all.
Whether any particular movement, gap or crack is expected behaviour is a professional judgement on the specific building, not something to settle from a general answer.
Ask who you should contact after completion if something appears, and keep that name and their details with the handover documents.
Contact details recorded at handover are the thread back to the people who know what the building is, and they disperse quickly.
Ask whether the building is expected to make sounds as it dries and settles, and where those would come from, since noise is reported as a fault more often than a gap.
Owners are told about gaps and never about sounds, so the first creak in a quiet house arrives with no explanation attached to it.
5.What runs past the parts that move
Movement in a structure matters most where something rigid crosses it. These are coordination questions, and owners are entitled to ask whether they have been addressed.
Ask which finishes run past the parts of the structure expected to move, and whether the junctions between them have been considered.
The coordination between a moving structure and a rigid finish is a designer's question, and asking establishes that somebody owns it.
Ask how staircases, fitted joinery and anything else fixed between floors relates to expected movement, and record the answer.
Items fixed to two floors at once are the ones that show movement first, and they are usually installed by somebody who was not in the conversation.
Ask how the external finish accommodates movement in the structure behind it, particularly around openings and at floor levels.
The outside of the building is where movement is most visible and least easily corrected, and it is worth knowing it was designed for.
Ask how pipes, ducts and anything else rigid that crosses the structure has been arranged, and who coordinated those routes with the frame.
Services are installed by trades working to their own routes, and whether that was coordinated is a fair question to ask.
Ask about anything attached to the outside of the structure, such as guarding or a canopy, and how movement at those fixings was considered.
Attachments are fixed back into a structure that is expected to change, which is a specific coordination question rather than a general one.
How anything attached to a structure that is expected to move is fixed back to it is a design determination for qualified professionals, not a matter to settle with an installer on the day.
6.Agreeing in advance what counts as expected
Most disputes after completion are about whether something was foreseeable. Writing it down beforehand converts that argument into a comparison.
Write down what you were told to expect, in your own words, and send it back to whoever told you so the understanding is shared.
Sending your own summary back is the simplest way to find out whether you understood it the way it was meant.
Ask when the building will be looked at after completion, how far after, and what happens to anything found at that point.
Movement appears over time, so the timing of any post-completion review relative to that period is worth understanding.
Ask when decorating is worth doing and whether anything is best left until later, and record the answer before you plan the work.
Decorating too early is a common and avoidable expense of time, and the advice is straightforward if anybody is asked for it.
Ask whether the timing of any later work has been arranged around the structure drying, and note what you are told.
Sequencing around drying is a programme decision that owners rarely see, and asking about it makes it visible.
Keep the written explanation of expected movement with the handover documents so that it passes on with the building.
A future owner meeting the same behaviour with no explanation will read it as a fault, which is avoidable at no cost.
7.Living with the building afterwards
The first year in a new timber structure is when most of this shows. Knowing what to do with what you see is the last part of the preparation.
Ask whether there is anything to know about heating the building for the first time, and record the answer before the first cold spell.
How a building is first brought up to temperature is sometimes discussed by the people who built it and almost never with the occupier.
Keep photographing anything you notice with the date, from the same position each time, rather than relying on memory of how it looked.
A sequence of dated photographs shows whether something is changing, which is the question anyone you ask will want answered.
Report what you notice to whoever you were told to contact, rather than filling, adjusting or redecorating over it first.
Work carried out before anybody has looked removes the evidence and makes the conversation harder for everyone.
Do not fill, fix or redecorate over something you intend to raise; leave it visible until the person responsible has seen it.
Keep the written explanation somewhere you can find it, and read it again before deciding whether something is worth reporting.
The explanation is most useful at exactly the moment it is hardest to remember, which is when something has just appeared.
Make sure the explanation and your dated record pass on with the property papers rather than staying in a project folder.
The behaviour of a timber structure continues beyond one ownership, and the explanation should travel with the building.
Ask whether anything about how the household uses the building in the first period affects the drying, and write down what you are told before you move in.
How a new building is lived in while it dries is the one part of this the household controls, and it is almost never discussed with them.

Write these down in your own words, with the date, so everyone is working from the same version.
