Polished Concrete (Ground Concrete Floor)

Overview

What polished concrete is

Polished concrete is a process rather than a material laid down. A hardened slab is ground with diamond tooling in successive passes, from coarse segments that cut into the surface to fine resin-bonded pads that refine and close it. A chemical densifier is usually applied part way through, reacting within the surface to harden it before the final refining passes are made.

Because the finish is cut out of the slab, what is in the slab decides what appears. Grinding deeper exposes more aggregate, so the same floor can read as a barely opened cream surface, a fine speckle, or a full stone-like aggregate field depending on how much is removed. Trowel marks, colour variation, patch repairs and old fixings all become part of the finish. An applied coating hides a substrate, whereas polishing reveals it.

That dependency means the slab has to be considered before it is poured where a polished result is intended. Aggregate type and size, mix consistency, flatness, the position of joints and services, and how the surface was finished all influence the outcome. Polishing an existing slab is possible and often done, but the result is inherited rather than chosen, and a trial area is the usual way of finding out what is there.

Qualitative topics worth raising. Measured values, classes and grades come from the manufacturer's technical documentation for the specific product, not from a reference page.

Appearance
The look is decided by how deep the grinding goes and by what the slab contains. A shallow cut leaves mostly cement paste with occasional sand, while a deeper cut opens a field of coarse aggregate. Once material is removed it cannot be put back, so the level of exposure is agreed before work starts.
Surface wear
The surface is the slab, so wear happens to the concrete itself rather than to a film sitting on top of it. Scratching, scuffing and dulling along traffic routes occur, and how visible they are depends on the sheen level and on the aggregate exposed.
Maintenance
Cleaning is normally with a neutral cleaner and mechanical burnishing rather than film-forming polishes. Acidic and strongly alkaline cleaners can etch the surface, and the regime is set by the specialist who carried out the work.
Substrate dependency
The slab is both structure and finish at the same time. Its flatness, curling at joints, embedded services and any previous repairs all become visible, and features that were not meant to be seen end up on display.
Installation dependency
The process is wet or dry grinding with heavy machinery over multiple passes, generating noise and either slurry or dust. Edges and corners are ground with hand tools, which often reads slightly differently from the main field.
Repairability
Chips, cracks and holes can be filled with matched resins or cementitious repairs and reground, though a repair is visible on close inspection. Refinishing a worn floor by regrinding is possible, and that is one of the things distinguishing it from a coating.
Thermal behaviour
Concrete feels cool underfoot and the polished surface does nothing to change that. Where the slab contains underfloor heating, the response of that system is bound up with the slab rather than with the polishing process.

Exposure

Exposure and environmental conditions

  • Will the floor be regularly wet, and has slip behaviour been discussed with the specialist?
  • Is the area exposed to spillage from cooking, vehicles or chemicals that could stain the surface?
  • Is this a ground-bearing slab where moisture rising from below has been considered?
  • Will strong sunlight fall across part of the floor and highlight the variation in it?
  • Is the slab in an unheated space where condensation could form on the surface?

Assembly

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The slab has to be structurally sound before any grinding is planned or carried out.
  • Joints in the slab remain, and the way they are filled and treated affects both look and wear.
  • Embedded pipes, cables and reinforcement limit how deep the grinding can safely go.
  • A functioning damp-proof membrane beneath a ground slab is part of the floor, and polishing is no substitute for it.
  • Curling at joints and edges may need addressing before a consistent finish can be achieved.
  • Adjoining floor finishes need a transition detail, because the polished floor sits at slab level.

  • Sheen level runs from a matt honed surface through to a high reflective polish and is chosen before the final passes.
  • Aggregate exposure is graded by grinding depth, and a sample area is the usual way of agreeing it.
  • Colour and mottling vary across a pour and between pours, which is inherent rather than a defect.
  • Old fixings, drainage points, patches and saw cuts stay visible in the finished floor.
  • Edges next to walls are ground with hand tools and can differ slightly from the open field.
  • Dyes and stains can be applied, but they work with the existing variation rather than covering it.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • Has the slab been assessed for cracking, curling and soundness before work is planned?
  • How deep will the grinding go, and what lies beneath at that depth?
  • What densifier and sealer are being used, and what do their manufacturers say about them?
  • How are the joints being treated so that they do not spall under traffic?
  • What does the specialist expect the floor to look like after a period of use?

Upkeep

Maintenance and repair considerations

  • What cleaning products does the specialist accept, and which should be avoided?
  • How often is burnishing or re-sealing expected for this sheen level?
  • How would a stain be dealt with, and which spills are hardest to remove?
  • Can a section be reground locally, or would the whole floor need attention?
  • Who should be contacted if the surface dulls or marks unevenly in use?

Installation

Installation dependencies

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • The programme has to allow the slab to cure sufficiently before grinding, as set by the specialist.
  • Grinding is disruptive, and other trades usually have to be out of the space while it happens.
  • Slurry containment or dust extraction has to be arranged, and both create site constraints.
  • Protecting the finished floor from following trades is a genuine issue that needs planning.
  • Where the result is planned from the outset, the slab pour and the polishing specialist are coordinated.

  • The specialist's description of the intended sheen level and aggregate exposure.

  • Records of the slab construction where an existing floor is being polished.
  • Photographs or a retained sample area agreed before the main work started.

Commonly overlooked points

  • The finish cannot be chosen independently of the slab, which is the opposite of how applied floors work.
  • Grinding is irreversible, and material removed while chasing a look cannot be put back.
  • Existing slabs often hold surprises such as old drainage runs, patches and separate pours.
  • The floor stays cool underfoot unless it is heated, which changes how a room feels to live in.
  • A hard seamless floor reflects sound, so soft furnishings usually become part of how the room feels.
  • Protecting the finished surface through the rest of the build is frequently underestimated.
