Floating Floor Underlay (Resilient Underlay Sheet)

Sets out what a resilient sheet beneath a floating covering actually does, how it differs from carpet underlay and from an isolated deck, and why the word acoustic in its name licenses no claim.

Overview

What floating floor underlay is

Floating floor underlay is a thin resilient sheet, supplied in rolls or as folded panels, laid loose over a prepared subfloor before a rigid floating covering such as a laminate, an engineered board or a rigid core vinyl is fitted above it. It is not fixed to the covering and not fixed to the deck; it separates the two and takes up the small irregularities between them.

The comparison worth making is with carpet underlay. That is a compressible cushion meant to be squashed underfoot beneath a textile covering held at its edges. A floating underlay works the other way round: the covering above is rigid, and its locking joints rely on even support that does not give way, so resistance to taking a permanent set matters more here than softness ever does.

Some grades arrive with an integral film or an overlap flap intended to form part of a vapour control strategy over concrete or screed, and whether that film is enough on its own depends on the substrate, its moisture condition and the covering maker's requirements. A resilient sheet of this kind is also not the same thing as a deck built on resilient battens or cradles, which is a separate assembly with its own depth and edge detailing.

  • Where a vapour control strategy over concrete or screed is being designed and the underlay's role within it is being confirmed.
  • Where an owner wants the differences between underlay grades explained before accepting whichever roll arrives with the floor.

These are the situations where the answer depends on the specific building, and where a qualified professional should be involved before anything is decided.

  • Where the substrate is noticeably uneven, since an underlay is not a levelling product and hollows below will still work against the joints.
  • Where substrate moisture has not been tested, because a film on an underlay is not by itself a moisture strategy.
  • Where a heating installation lies below the floor and neither the heating nor the covering documentation has been consulted.
  • Where the covering above is to be bonded rather than floated, in which case the whole logic of a loose resilient layer falls away.
  • Where the floor falls within a wet area, since waterproofing and drainage there are matters for a qualified professional.
  • Where an underlay is being relied on to solve a sound problem, which is not something a single layer can be asked to do.

Key properties to discuss

Qualitative topics worth raising. Measured values, classes and grades come from the manufacturer's technical documentation for the specific product, not from a reference page.

Acoustic behaviour
Acoustic behaviour is a property of the complete tested assembly and the room, not of an underlay taken on its own. The word acoustic in a product name describes a family of goods and settles nothing; a qualified acoustic professional is the source.
Substrate dependency
The sheet follows whatever it is laid on. Flatness, soundness and cleanliness of the deck or screed decide how evenly the covering above bears, and a hollow beneath the underlay stays a hollow after it is laid.
Moisture behaviour
Where an integral film is present, it may form part of a vapour control strategy over concrete or screed. Whether it is sufficient alone, and how laps and edges are treated, are questions for the covering maker and the responsible designer.
Installation dependency
Laying direction, butted or lapped joints, taping, how the sheet meets walls and where an expansion gap is left all follow the covering manufacturer's requirements rather than habit, and they are easy to get wrong quickly.
Thermal behaviour
Where a heating installation sits below, whether an underlay may be used over it at all is a matter for the heating and covering documentation. No thermal figure or comparison is offered on this page.
Repairability
The underlay is only reachable by lifting the covering above it, so a sheet that takes a permanent set or tears during installation is not something anyone puts right easily once the floor is finished.
Documentation
The covering manufacturer usually states what underlay is required and what happens to the guarantee if a different one is used. That statement, for the actual products being supplied, is worth having before delivery.

  • Has the substrate been tested for moisture, who carried that testing out, and where is the result recorded?
  • Is a separate membrane required below, or is the underlay film being relied on as the whole vapour control measure?
  • Does a heating installation sit below this floor, and what do the heating and covering documents say about layers over it?
  • Will the room see spillage or standing water in normal use, and has that been discussed with the covering manufacturer?

Assembly

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • How flat is the substrate now, and what levelling work is assumed before the underlay is rolled out?
  • Is the deck below sound and firmly fixed, or does it move underfoot in places that no underlay will settle?
  • What expansion gap does the covering require at the perimeter, and how is the underlay carried up or stopped short of it?
  • Are the underlay joints to be butted, lapped or taped, and which of those does the covering maker actually call for?
  • Is any existing covering being left in place beneath, and has the covering manufacturer been asked about that build-up?
  • How does the floor meet thresholds and adjoining rooms once the underlay and covering thickness are both allowed for?

Appearance

Appearance and finish considerations

  • The underlay itself is never seen, so the appearance question is entirely about how the covering above sits and meets its edges.
  • A covering laid over an uneven substrate can read as unevenness in reflected light, whatever underlay was placed between them.
  • Perimeter gaps have to be covered by skirting or a beading detail, and that detail is visible in every room it runs through.
  • Threshold and transition profiles need choosing once the total build-up is known, because they set how one floor reads against the next.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • What does the manufacturer say about resistance to permanent compression under furniture and concentrated loads?
  • How does the chosen grade behave under the traffic this room really sees, and who is advising on that choice?
  • Does the covering guarantee depend on a particular underlay being used, and is that requirement being met?
  • What is the consequence, in practice, if the underlay flattens in the busiest run of the floor over time?

Upkeep

Maintenance and repair considerations

  • If a board has to be lifted later, can the underlay be reused in that area or does it need replacing locally?
  • Is offcut material worth keeping for future repairs, and where would it be stored so it stays clean and flat?
  • Who is responsible if joints in the covering open and the underlay is thought to be a contributing factor?
  • What does the covering maker say about spot repairs where the layer below has been disturbed?

Installation

Installation dependencies

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • Is the substrate dry, clean and swept before the sheet is unrolled, and who confirms that at the time?
  • In which direction is the underlay run relative to the covering above, and does that follow the manufacturer's instruction?
  • How is the sheet protected from foot traffic and tools between being laid and being covered over?
  • What acclimatisation does the covering require in the room before laying begins, and who is arranging it?
  • Who checks that the underlay has not bunched or ridden up at walls before the first row of covering goes down?

Documentation to request

Ask for these in writing, for the specific product being proposed, and keep them with the project record.

  • The covering manufacturer's stated underlay requirement for the exact product being supplied to this floor.
  • The underlay manufacturer's technical sheet and installation instructions for the grade actually delivered.
  • Written confirmation of what the covering guarantee assumes about the underlay and the substrate beneath.
  • Records of substrate moisture testing, dated and attributed to whoever carried the testing out.

Blind spots

Commonly overlooked points

  • The underlay is often the last item priced and the first one substituted, even though the covering guarantee may name it.
  • A film on the roll is not automatically a vapour control layer for that substrate; the designer decides what is needed.
  • An underlay bridges small irregularity but does nothing about a genuinely uneven or hollow deck below it.
  • The name of this product family contains the word acoustic, which describes marketing categories rather than any measured result.
  • Once the covering is locked together, the layer below is effectively inaccessible for the life of that floor.
  • Underlay left bunched at a wall shows up as a soft spot underfoot long after anyone remembers laying it.
