Overview
What engineered wood flooring is
Engineered wood flooring is a layered board carrying a genuine hardwood wear layer bonded onto a core, most often plywood, softwood lamellas set crosswise, or a dense fibreboard. The layers beneath the surface are generally arranged with their grain running in alternating directions, which restrains the movement a single piece of timber would otherwise make across its width.
That restraint is the essential difference from solid hardwood flooring. In both cases the surface a foot lands on is real wood, but engineered construction responds less openly to changes in humidity. It is also what separates the product from laminate, where the timber appearance is a printed image and no wood grain reaches the surface at all. The two are frequently confused in conversation and should not be.
How often an engineered floor can be sanded and refinished is governed by the wear layer, because that is the only part of the board that can be taken away. The core matters just as much in the other direction: a fibreboard core and a plywood core behave quite differently if the base beneath them turns out to be damper than expected, which is why the core type belongs in the discussion alongside the species on top.

- Substrate dependency
- Engineered boards can usually be floated over an underlay, bonded to a prepared screed, or fixed to a timber deck. Which of those is available is decided by the base, its flatness and its moisture condition, not by preference.
- Moisture behaviour
- The surface is timber and the core is a manufactured panel, so the board responds to humidity in two ways at once. A damp base affects the core first, and core type changes how forgiving that is.
- Repairability
- Refinishing is possible only within the wear layer, so the number of sanding cycles is a property of the specific board rather than of engineered flooring in general and should be confirmed in writing.
- Appearance
- Because the wear layer is sliced or sawn from real timber, grain, grade and colour variation are genuine. Sawn wear layers and sliced veneers present the grain differently and are worth comparing side by side.
- Acoustic behaviour
- A floating installation over resilient underlay behaves differently underfoot and overhead from a fully bonded one, which is often the deciding factor in flats and upper storeys.
- Thermal behaviour
- Timber and its build-up sit between a heated floor and the room, so any heated arrangement has to be designed as a whole. Compatibility statements must come from the product's own documentation.
- Installation dependency
- Click-jointed and tongued boards are laid differently, and adhesive selection for a bonded floor depends on both the board backing and the substrate rather than on habit.
Exposure
Exposure and environmental conditions
- What is the moisture history of the base, and has anything been done that would have introduced water recently?
- Will indoor humidity be actively managed, or will it follow the seasons in an intermittently heated building?
- Is the floor above an unheated space, a garage or a ventilated void, and what does that mean for the underside?
- How much direct sunlight falls across the floor, and will rugs or furniture create shaded areas that age differently?
- Are there external doors opening directly onto the floor, bringing water and grit with them?
Assembly
Substrate and system dependencies
What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.
- A screed base needs its moisture condition established before any bonded installation is considered.
- Flatness tolerance matters more for a floating floor than many owners expect, because joints work at every high spot.
- The underlay is part of the assembly and interacts with acoustics, movement and any heated layer beneath.
- Over a timber deck, the soundness and fixing of the existing boards or sheets governs what can be laid on top.
- Where a separating or damp-control layer is needed, its position in the build-up is a design decision, not an accessory.
Appearance
Appearance and finish considerations
- Wear layer production method affects how the grain reads, and samples should be viewed in the room's own light.
- Bevelled and square edges give quite different results, with bevels making each plank read as a separate board.
- Factory finishes range widely in sheen and texture, including brushed and hand-worked surface treatments.
- Colour variation between packs is normal in real timber, and boards are usually mixed from several packs while laying.
- Board length and width change the perceived scale of the room as much as the species does.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.
- How does the wear layer thickness quoted for this board translate into what can actually be sanded later?
- What species is the wear layer, and how does its hardness suit the traffic the room will see?
- Does the core have any known sensitivity to moisture that the installer should design around?
- How well do the click or tongue joints hold up if the floor is lifted and relaid during future works?
- Service life reflects the base, the fixing method and upkeep together, and cannot be attributed to the board alone.
Upkeep
Maintenance and repair considerations
- Can a damaged board in the middle of a floating floor be replaced without lifting the ones around it?
- What does the manufacturer's cleaning guidance say, particularly about water and about cleaning products?
- Is a maintenance coating envisaged for the factory finish, and does that need the original supplier?
- Are offcuts and full spare boards being kept from the same batch for later repairs?
- How will a scratch or dent be dealt with when the wear layer is thin enough to make sanding risky?

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.
- The choice between floating, bonding and mechanical fixing follows from the base and from acoustic requirements.
- Expansion allowance is still needed even though the board moves less than solid timber, especially in long runs.

- Engineered is often assumed to mean unaffected by moisture, when the core simply changes how the problem shows itself.
- Levelling the base is frequently priced as an extra and then reduced, which is where floating floors start to move.
- The number of possible refinishes is a property of the specific board, not a general property of engineered floors.
- Underlay is chosen late and cheaply more often than it should be, given how much of the assembly relies on it.
- Where the floor meets a different covering, the threshold detail has to allow the movement the design assumed.
