Overview

What external wall insulation is

An external wall insulation system is applied to the outer face of a wall and is made up of layers supplied and documented together: a means of fixing, whether adhesive, mechanical fixings or both, an insulation layer, a reinforcement layer of base coat with a mesh embedded in it, and a finish, which may be a render, brick slips or a dry fixed board or tile.

The word system is doing real work here. The components are tested and documented as an assembly, and the starter tracks, corner beads, movement beads, stop beads, bellcast and drip details, sills and mesh reinforcement are part of that assembly rather than accessories bought separately. Substituting a component for something similar from elsewhere changes what has been documented, which is a matter for the system supplier and a qualified professional.

It also changes the building visibly. The wall becomes thicker, so reveals deepen, sills need extending or replacing, the eaves and verge overhang has to be reconsidered, and rainwater goods, soil pipes, flues, meter boxes, lights and aerials all come off and go back out. A brick or stone elevation becomes a rendered or clad one, which is a design and a consent question before it is a technical one.

Appearance
This is a facade decision as much as an insulation one. The material and texture of the elevation change, window reveals deepen, and the relationship between the wall, the eaves and the openings is redrawn, so the finish and its colour are decided at design stage.
Substrate dependency
The wall behind carries the system, so its construction, soundness, dampness and the state of any existing render govern what can be fixed to it and how. Adhesion and pull out testing on the actual wall is normal practice for a qualified professional.
Moisture behaviour
How rain is shed at the top, the sides and the base of the system, and how the wall behind behaves once it is covered, are assessment questions for a qualified professional. Condensation and interstitial moisture risk cannot be judged from a description of the system.
Weathering and exposure
The finish is what faces the weather, and drips, bellcast details, sill projections and verge overhangs decide where water is thrown clear. Staining and dirt patterns follow those details, so they are worth looking at on completed work.
Installation dependency
Almost everything that matters happens at the edges: openings, the base, the eaves, movement joints and every penetration. Weather during application, mesh laps and bead alignment all affect the finished elevation and are hard to correct later.
Maintenance
A rendered or clad elevation has its own upkeep, including cleaning, checking sealant at penetrations, and repairing impact damage. What the system supplier requires for repairs is worth knowing before the work rather than after.

  • How the system is terminated near ground level and at the damp proof course, which is design work for a professional.
  • What weather conditions the system supplier allows for during application, and how the programme deals with that.

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The condition and soundness of the existing wall or render, tested rather than assumed before anything is fixed.
  • The fixing method chosen, whether adhesive, mechanical or both, matched to the actual wall construction.
  • The arrangement of control layers through the build-up, which the system designer and a qualified professional settle.
  • The beads, tracks and trims specified by the system supplier at every edge, opening and termination.
  • How the system meets the roof at eaves and verge, which usually means extending or reworking the overhang.

Appearance

  • A brick or stone elevation becomes a rendered or clad one, which is the most significant visible change of all.
  • Reveals become deeper and windows sit further back, which alters the shadow and the character of the elevation.
