Cement Render (Sand and Cement)

Describes conventional cement render as distinct from through-coloured and lime systems: what it is made of, why it is applied in coats, why it is usually painted, and where its hardness becomes the issue.

Overview

What cement render is

Cement render is a coating of sand, cement and water, often with lime or a proprietary plasticiser included to improve workability. It may be mixed on site from separate materials or supplied as a bagged blend that only needs water. Applied directly onto masonry or onto a mesh or lath where the background will not take it, it is built up in successive coats, with an initial coat that keys to the background and a finishing coat that provides the surface.

It is a relatively hard and dense finish. That hardness is useful on sound modern masonry backgrounds, but it is also what makes background compatibility the central question. A hard, comparatively closed coating applied over a soft or moisture-active wall can trap moisture behind it and concentrate stress at the interface, which is why older solid-walled buildings are usually a subject for lime rather than for cement render.

Cement render is not normally a finished colour in itself. The surface is generally painted or given a decorative textured topcoat once it has cured, which means the appearance is a two-stage decision and repainting becomes a recurring item. This is the clearest line between it and monocouche, which is factory blended, coloured through its thickness and finished without paint; and between it and lime render, which is softer, more vapour-open and used for a different kind of wall entirely.

Substrate dependency
Compatibility with the background is the governing question. The suction, strength and movement of the wall beneath determine whether a hard cement coating will stay bonded and where cracking will concentrate.
Moisture behaviour
The finish is comparatively dense and less vapour-open than a lime coating. On walls that need to release moisture outwards, that difference matters more than any property of the render itself.
Weathering and exposure
Rendered elevations weather in the pattern that water takes across them, so cills, copings, drip details and rainwater goods do a great deal of work in keeping the surface looking even.
Appearance
The render itself is a grey mineral surface, and the finished colour comes from paint or a decorative topcoat applied afterwards. Repainting is therefore a recurring item rather than an optional one.
Repairability
Patch repairs are technically straightforward but visually awkward, since a repaired area rarely matches the texture and weathering of the surrounding surface until the whole elevation is redecorated.
Fire-related questions
Fire performance is a question about the entire external wall, including any insulation and the background, rather than about a render coat on its own. Requirements vary by building type, height and location and have changed in several countries, so local confirmation with a qualified professional is needed.
Installation dependency
Beads, stops and bell-cast details at the base of the wall and around openings are part of the system rather than trimmings, and their setting out largely determines how the finished elevation looks.

Exposure

Exposure and environmental conditions

  • How exposed the elevation is to driving rain, since a saturated render behaves differently from a sheltered one.
  • Whether freezing conditions are likely while the render is still curing or while it is saturated in service.
  • How water is thrown off cills, copings and roof edges, because staining follows those paths.
  • Whether the base of the wall is subject to splash from paving or planting beds.
  • Whether the elevation is shaded and slow to dry, which encourages organic growth on the finish.

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • What the background actually is, since different masonry units present very different suction and strength.

  • How structural movement joints in the wall are carried through the render.
  • Whether insulation is included in the wall build-up, which changes the render into part of a wider system.

  • Patch repairs are rarely invisible, so redecoration of a whole elevation often follows a local repair.
  • Weather during curing has a lasting effect on a coat that is not easily changed once it is in place.
