Overview

What masonry paint is

Exterior masonry paint is generally an acrylic or vinyl acrylic dispersion in water, filled with mineral extenders and pigmented for outdoor use. Smooth and textured versions exist, the textured ones carrying aggregate that bulks the film and disguises minor surface irregularity. It is formulated to tolerate the alkalinity of cement based backgrounds, ultraviolet light, and a wall that expands, contracts and gets wet.

It shares a binder family with the emulsion paint already in this library, and that is where the confusion starts. Interior emulsion is designed for stable, dry, near neutral plaster and plasterboard in a controlled room. Masonry paint carries different fillers, higher film build, exterior grade pigments and additives intended for outdoor service. Interior paint used outside is a different product doing a job it was never formulated for, and it fails in ways that are entirely predictable.

The subject that really matters is not the paint but the wall's ability to dry. Any film on a masonry surface slows the movement of water vapour through the face. On a solid wall that has always dried outwards, a less permeable coating can hold moisture within the masonry, and the result appears as blistering, flaking and frost damage rather than as an obvious paint problem. Whether a wall should be painted at all comes before which paint to use.

Substrate dependency

The coating changes how the wall dries through its face. On a construction that depends on outward drying, that change is the main risk, and it is a question about the wall rather than about the product.
Weathering and exposure
Ultraviolet light, driving rain and freeze thaw cycling act on exposed elevations far harder than on sheltered ones, so a single expectation across a whole building is usually wrong.
Maintenance
Redecoration is the whole cycle, and each successive coating adds film build that further reduces permeability. Interval depends on exposure and cannot be stated in the abstract.

  • Interior emulsion is still used outside on garden walls and outbuildings, and it fails in a way people blame on the weather.
  • Each redecoration adds film build, so a wall painted repeatedly becomes progressively less able to dry through its face.
  • Painting previously bare facing brickwork is effectively a permanent decision, and it is often taken casually.
  • The cause of a damp patch is almost never the paint, but the paint is what gets replaced.
