Overview
What mineral silicate paint is
Mineral silicate paint uses potassium silicate as its binder, together with mineral pigments. On a suitable mineral substrate the binder reacts with the surface and forms a chemical bond within it - usually called silicification - rather than drying into a film laid over the top. The coating effectively becomes part of the surface it was applied to.
That mechanism has consequences owners notice. The coating stays highly open to water vapour, so walls that need to release moisture can continue to do so, and the colour sits in the surface with a characteristically flat mineral appearance rather than a plastic-looking sheen.
It also imposes a real constraint. The substrate has to be mineral and absorbent for the reaction to happen. Lime and cement-based plasters and renders, masonry and previously mineral-coated surfaces are the usual candidates; an existing film-forming paint is not. Many products are dispersion silicates carrying a small organic addition to widen what they can go over, and which type is being supplied is worth confirming.

- Substrate dependency
- The substrate is not a detail here, it is the mechanism. Silicate binder needs a mineral, absorbent surface to react with, and on anything else the coating cannot behave in the way it is chosen for.
- Moisture behaviour
- The cured coating remains highly open to water vapour, which is why it appears on lime work and older masonry where holding moisture at the surface would cause problems elsewhere in the wall.
- Appearance
- The finish is characteristically flat and mineral, with colour that appears to sit within the surface. Mineral pigments constrain the palette, particularly at the deeper and brighter end of it.
- Weathering and exposure
- On external mineral render, silicate coatings are chosen partly for how they weather and stay open. Actual behaviour depends on exposure, detailing and the render beneath, and belongs to the manufacturer's data.
- Installation dependency
- The material is alkaline in use and can etch glass, metal and other adjoining surfaces if it lands on them, so masking and protection are a far larger part of the job than with ordinary paint.
- Repairability
- Because the coating sits in the surface rather than on it, later patching tends to blend better than with film paints, though matching colour across weathered and new areas still needs care.
- Documentation
- Pure silicate and dispersion silicate products differ in what they may be applied over. The manufacturer's data sheet is the only reliable guide, and the type used should be recorded.

Blind spots
Commonly overlooked points
- The coating cannot bond into a surface that is already sealed by an older paint film.
- A vapour-open paint on a wall that is sealed elsewhere does not make the wall breathable.
- Alkalinity means the risk to nearby glass and metalwork is a real site issue.
- The palette is narrower than emulsion, and that surprises people late in the process.
- Dispersion silicates and pure silicates are not the same thing, though the labels look similar.
