Solid Hardwood Flooring

Explains what separates solid hardwood boards from engineered wood and from timber-look coverings, and why the condition of the subfloor beneath them governs so much of how the finished floor behaves.

Overview

What solid hardwood flooring is

Solid hardwood flooring is made from boards machined out of a single piece of hardwood timber through their whole thickness, usually with a tongue and groove profile worked along the edges. Because the entire board is wood, it exchanges moisture with the air around it and with whatever sits beneath it, and it moves mainly across the width of the board rather than along its length.

That movement is the defining practical difference from engineered wood flooring, which restrains a real wood wear layer on a cross-bonded core. A solid board has nothing restraining it, so the installation has to allow for movement at the perimeter and at junctions, and the moisture condition of the base and of the room becomes part of the specification rather than something noticed afterwards.

Boards may arrive raw for sanding and finishing once laid, or already finished in the factory. Because the wear surface is solid timber all the way down to the tongue, the floor can usually be sanded and refinished more than once, which is the main reason it is chosen where a floor is expected to be renewed rather than replaced. How often that is possible depends on the board profile and how much timber sits above the tongue.

  • Rooms that see frequent wetting, where moisture tolerance depends on the whole build-up and needs specialist review.
  • Directly over a new or damp concrete base, before the moisture condition of that base has been assessed.
  • Basements and ground floors where residual or rising moisture in the substrate has not been investigated.
  • Over a heated floor build-up, where compatibility has to be confirmed from the specific product's documentation.
  • Where wide boards are wanted in a room with large seasonal swings in humidity, without discussing movement first.

Moisture behaviour
Solid boards exchange moisture with the air and with whatever lies beneath them, so the moisture condition of the subfloor is the single largest influence on how the finished floor sits, cups or gaps.
Substrate dependency
The base may be joists with a boarded or sheet deck, a plywood overlay, or a screed taking battens or an adhesive. Each route changes the fixing method, the movement allowance and the finished floor height.
Surface wear
Wear shows in the finish first and in the timber second, so scratches and dents appear earlier in a softer species while the board underneath remains sound and can still be sanded.
Repairability
Individual boards can be cut out and replaced, and the whole surface can usually be sanded and recoated. Matching a colour into an aged and settled finish is rarely as simple as matching a new one.
Appearance
Species, grade, board width and whether the floor is finished on site or in the factory all change the look. Site finishing gives a continuous surface, while factory finishing usually leaves a small bevel at each edge.
Acoustic behaviour
Timber over joists can carry footfall to rooms below, which is why underlay, resilient layers or a floating build-up tend to be discussed alongside the boards rather than after them.
Installation dependency
Secret nailing, full adhesive bonding and floating all behave differently over the same base, and the choice interacts with expansion allowances, skirting details and thresholds at doorways.
Maintenance
Finishes differ in how they are refreshed. Some are recoated across the whole area to look even, while others allow local repair, and the cleaning routine follows from which was specified.

Exposure

Exposure and environmental conditions

  • What range of indoor humidity is expected through the year, and how is the property heated and ventilated?
  • Is there a known or suspected moisture source in or beneath the subfloor that has not yet been investigated?
  • Will the room take strong direct sunlight that could change the colour of the timber unevenly over time?
  • How much grit and water will be tracked in from adjoining external doors, and is entrance matting planned?
  • Is the property occupied intermittently, so heating and humidity swing more than in a continuously used home?

Assembly

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • Whether the base is suspended timber, a slab or a screed determines which fixing options remain open to the installer.
  • The flatness, soundness and moisture state of the base should be established before boards are ordered, not after delivery.
  • Any damp-proof membrane or separating layer under a solid base is part of the decision and should be confirmed rather than assumed.
  • Ventilation of a suspended floor void affects the conditions the underside of the boards will sit in.
  • Existing floor levels, door swings and thresholds constrain the total build-up the boards have to fit within.

Appearance

Appearance and finish considerations

  • Grade governs how much knot, sapwood and colour variation appears across the finished floor.
  • Board width and length set the visual rhythm, and wider boards show seasonal movement more openly at the joints.
  • Site finishing produces an unbroken surface, while pre-finished boards usually read as a series of defined planks.
  • Oil-style and lacquer-style finishes age differently, repair differently, and give different levels of sheen.
  • Laying direction relative to the main window and to the longest dimension of the room changes how the floor reads.

Durability

Durability questions

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • Species vary considerably in hardness, and a softer timber shows dents and traffic marks earlier than a dense one.
  • The finish rather than the timber takes the first wear, so how it is specified and maintained governs early appearance.
  • Point loads from furniture legs and castors concentrate damage and are worth raising before the floor is laid.
  • Grit carried in from outside is the usual cause of premature surface wear, which is why matting is discussed with the floor.
  • Service life depends on exposure, movement, installation quality and upkeep, and is not something a reference page can state.

Upkeep

Maintenance and repair considerations

  • What cleaning method suits the specified finish, and what does the manufacturer's guidance say to avoid?
  • Can the finish be refreshed in patches, or does a recoat have to cover the whole area to look even?
  • Are spare boards from the same batch being retained so that later repairs can be matched?
  • How many sanding cycles does this particular board profile allow before the tongue becomes the limit?
  • Who takes responsibility for the first maintenance coat, and at what point should that be discussed?

Installation

Installation dependencies

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • The fixing method depends on the base, so the base has to be assessed before the method can be settled.
  • Expansion allowance at walls, doorways and around fixed items belongs in the layout rather than being improvised on site.
  • Boards are normally brought into the space and left to settle to the conditions of the room before fixing.
  • Sequencing with skirtings, doors and any remaining wet trades affects both the boards and the finish on them.
  • Sanding and finishing in place creates dust and takes the room out of use, which has to be allowed for in the programme.

Ask for these in writing, for the specific product being proposed, and keep them with the project record.

  • The manufacturer's installation guidance for the specific board profile and factory finish supplied.
  • Confirmation of the subfloor conditions the product is supplied on the basis of.
  • The finish maintenance schedule, including which cleaning products are and are not advised.
  • Any statement about use over a heated floor build-up, which must come from the product documentation itself.
  • Batch and grade information, so that later repairs can be matched back to the original floor.

  • What is the moisture condition of the subfloor, and how exactly was it established?
  • Which fixing method do you propose for this base, and why that one rather than the alternatives?
  • How much expansion allowance is being left, and how will it be concealed at skirtings and thresholds?
  • What species and grade are being quoted, and how much natural variation should we expect to see?
  • Will the floor be finished in place or supplied pre-finished, and what does that mean for the programme?
  • How many sanding cycles does this board profile realistically allow before the tongue is reached?
  • If a heated floor is wanted later, would this build-up allow it, and what does the product documentation say?
  • What are you assuming about the void beneath the suspended floor, and has anyone actually inspected it?

Blind spots

Commonly overlooked points

  • The subfloor deserves more attention than the boards, and skipping its assessment is the usual source of later trouble.
  • Total build-up height changes door clearances, stair nosings and the relationship to adjoining floor finishes.
  • Pipe penetrations, radiators and fitted furniture create fixed points where movement still has to be allowed for.
  • A floor laid before wet trades have dried out can absorb moisture it will spend a long time giving back.
  • Matching a repair into a floor that has aged and changed colour is harder than matching one at the outset.
